A railroad station was built at Easton Avenue and South First Street in 1865 by the Southern Pacific Railroad company; it served as the junction for various railroads that crossed through Martinez before reaching San Francisco. A second railroad station was built at West First Street and West Park Avenue in 1903 by Northern Pacific Railroad Company; it served as an interchange for several railways that crossed through Martinez before reaching San Francisco. In 1910–11, a new municipio (town) was established within Contra Costa County when northern Contra Costa County became reorganized into unitary counties pursuant to state law which granted local autonomy within certain municipal boundaries. In 1912–13, Martinez municipality voted to become independent from Contra Costa County but this vote failed when voters refused to adopt a charter that would have allowed for direct election of mayors by residents rather than via town board members appointed by county commissioners; instead, the town board continued to operate under county control until 1978 when it passed a Charter Amendment which restored direct election of mayors by residents within Martinez municipality effective January 1, 1979). The original downtown core district has since been redeveloped into high-density housing developments such as Parkview Village or Santana Row while smaller areas around Easton Avenue/South First Street remain largely undeveloped although some retail establishments continue operations such as Safeway or IGA grocery stores located along east-west streets near Interstate 680 corridor between Oakland and Hayward driveways

By 1828, two firms - Iredale & Van Ness - had completed surveys of land grants around present day Martinez; one grant extended west to Utopia Creek (now part of Hayward), another east to Richards Ranch east of Redwood City. A year later Mexican president Miguel Hidalgo y Costilla issued an order granting Rancho Gutierrez to Ygnacio Moreno for $4,000 which included 640 acres (248 ha) south of Coyote Creek where Mendiola Creek emptied into the Pacific Ocean (). Moreno built his adobe farmhouse on this property around 1843-44.. In 1851 Californian prospector George Atwater discovered good water rights below Martinez creek which led eventually to development by James Waddell at Waddell's Landing on Point Reyes Peninsula just north of Martinez proper during the late 19th century before it became part of Marin County in 1907 when that county was created from parts of Sonoma and Marin counties..
