Mexican land grants were made to Anglo settlers who founded businesses and villages around La Jolla Cove soon after Lopez del Castillo's discovery. In 1907, John Teague bought some Rancho San Francisco property east of present day Laguna Hills from rancher Manuel Nieto for $2 million dollars (). This property included much of what would later become downtown Laguna Hills including the current Town Hall building (1896), High School (1910), Playground #1 (1911), Playground #2 (1920), Park #1 (1922), Park #2 (1929) and Villa de la Asociación shopping center which was built as part of the development known as "The Community". When Teague sold his holdings in 1914 he left all but one acre still undeveloped; this parcel became today's Broadway with its large golf course complex known as "Laguna Lakes"). In 1924 Dr. George Coyle purchased 640 acres near present day Riverside for $10 million dollars (). Coyle developed what are now called North Hollywood hills into an early version of today's city limits with schools, hospitals, movie theaters and other commercial amenities evolved from this tract that includes portions of streets such as Lankershim Boulevard north to Sunset Boulevard east-northeast to Vine Street southwest to Mulholland Drive west along Wilshire Boulevard until it reached Pacific Coast Highway just south of UCLA Medical Center on Crescent Heights Road (). At about this time downtown Los Angeles began expanding rapidly with new neighborhoods being created around what are now Downtown LA neighborhoods such as Westwood Village (), Echo Park () and Midtown LA (). With continued growth came problems such as traffic congestion in residential areas due to increasing numbers of automobiles (), multiple housing types including single-family homes (), subdivisions (), parklands () and open space (). In 1930 developer Harry Chandler acquired 825 acres adjacent to modern day Ventura County across from Lompoc Naval Air Station for $20 million dollars (); here he planned a mixed use redevelopment project including residences (), office buildings (), retail districts () and a train station serving both Ventura County residents and Southern Californians travelling through Santa Monica Airport . Chandler proposed building Interstate 5 through his community which would have allowed rapid freeway expansion throughout southern California without affecting residential areas ; however this proposal was never realized because heavy military spending during World War II diverted resources away from freeway construction . tracts adjoining Chavez Ravine between Venice Boulevard/Rancho Santa Margarita Road on the eastern edge thereof - bounded by Coulter Avenue east-northeast - bordering Alhambra Road northwest - bounded by Arlington Heights Drive southeast - bounded by Topanga Canyon Drive southwest - lying within Simi Valley Municipal Water District territory; these lands were annexed by City Of Beverly Beach on October 1st 1959 pursuant to Resolution No. 6702 § XVI] under Chapter 7 , Government Code An act entitled: An Act Relating To annexing Certain Lands Within The City Of Beverly Beach
