In 1849, California became a part of the United States of America. The area now known as Imperial County was one of the original counties formed in California. In 1851, the U.S. Geological Survey created an area including what is now Imperial County and parts of Orange and Riverside Counties to study potential new ranchlands for settlement. The first to come onto the market were some 5,000 acres near Bakersfield by José Antonio Garza; however, no real development took place until after Garza's death in 1865 when his son Juan PabloGarza sold 160 acres (60 ha) near present-day Porterville for $9 per acre ($2 per sq ft). The first homesteads were built on this land around 1870 by John Sutter and his brother Nedney Sutter. They named their property "Sutter's Ranch" in honor of their father, who had also founded Sacramento Valley Farms east of Stockton in 1846. By 1880, about 175 families lived at Sutter's Ranch and it had become one of the most highly populated areas in Northern California due to its fertile soils and good water supply. In 1892, George Hearst purchased 160 acres (60 ha) northeast of Porterville from Juan PabloGarza for $15 per acre ($3 per sq ft). He began to develop what is now Hearst Oaks with lumberyards and other businesses which continued until he died in 1928. Since then much has changed at Hearst Oaks; however, it retains much cultural heritage from its time as a familyowned rancho including murals dating back to the early 1900s that still adorn many portions of the property today
