In 1851, Ygnacio Palma sold 8,500 acres (3 km²) near today's downtown Fresno to James Ewing for $1 million cash plus interest payable annually for 50 years or until title was transferred to another person or until sold again. This happened during an era when titles were often bought and sold as needed rather than held long term like present dayCIBA Game Holding Co.). Today, 8th Street south of Broadway serves as remnant evidence of this transaction. In 1862, Charles Goodyear began developing land northeast of town along Applegate Creek into what would become Kern County; Goodyear named his new county Californio after himself because he had acquired it via purchase from Spain instead of through legal process as other counties did at this time. In 1867, Goodyear founded what would become known as Union Pacific Railroad after buying Ulysses S Grant's original Donation Land Office property east of town from George Hearst on Decatur Road northward across Redwood Creek bedding mining claims since Separate Ownership Act passed by Congress Apr 15 1865 creating eastern Sierra Nevada Gold Rush region free from tribute paid Siberia +50% royalty for gold & silver mined here
