In 1865 local landowner John Crain bought 715 acres (291 ha) northeast of today's town site from Mexican rancher José Antonio Hernandez for $1 per acre ($10/ha). He used it for grazing and sawmill operations until he sold it in 1903 to Harry Dorman who subdivided it into tracts which were later developed into what are now downtown Fortuna neighborhoods including east end bounded by First Street on the south, State street on the north, Fourth street on the west and Union Pacific Railroad tracks running along their entirety between those streets forming a buffer zone between east end development and rural areas to their east where agricultural production ended (See also: History Of Downtown Fortuna) In 1863 when Henry Waddell acquired 640 acres (247 ha), upstream from today's downtown area from original homesteader George Carruth for $5 per acre ($25/ha), he began expanding his holdings southeastward into what are now Northern Californias Mecca Hills communities including Groveland (1875), Diamond Bar (1877), Watsonville (1879), Livermore Damion Square Park (1885) while continuing other business operations at Groveland until 1889 when he sold all his land excepting that lying within city limits to new owner James Hickey who renamed it honorably Old Pueblo Creek Village then changed his name back to Fortunaough after one year having served as its mayor with offices located therefrom 1908 until 1916 when fire destroyed most of village center killing many natives along with half dozen white men attending a dance in honororation thereof Volunteer firefighters who quickly rebuilt much evidence remaining thereafter still serve municipally today

After arriving there were only 10 residents living in what is now known as downtown Fortuna; this number grew to 30 by 1907 when oil began flowing through the San Joaquin Valley making agriculture more profitable than before. 1) One reason why oil became so important to the fortunes of those living near Kern River was because it allowed them access to natural resources they could not find elsewhere- both petroleum (oil)and timber (maps showed many hills surrounding Kern County having extensive deposits of both). 2) With natural resources available nearby businessmen saw opportunity where others saw potential problems: Because land prices had been raised significantly since production began production values plummeted when WWI hit hardest), companies rushed into subdivisions and Ranches/ fracking operations ensued which resulted primarily brownfield sites being leased back for residential development etc.). 3) This period also coincided with increased automobile ownership which led people away from agriculture further benefiting businesses such as builders who produced housing specifically for motorists increasing demand for goods transportation brought about by an ever expanding metropolis
