Escondido, California is a city located in San Diego County, California, United States. With a population of over 165,000 people in 2010,[1] it is the second most populous city in San Diego County after San Diego. The city is located on the southern edge of Otay Mesa and has a rich history dating back to the early 1800s when it was part of Rancho Santa Fe. Today Escondido remains an important center for both commercial and residential redevelopment and provides residents with access to cultural attractions such as the University of California at Davis (UCD) campus and Escondido Hills Park. The city also features several parks that are popular with locals and visitors alike including portions of Otay Mesa Peninsula State Park which offers views of downtown Escondido as well as some excellent hiking trails. In 1902, Captain John C. Fremont's first discovery in what would become Escondido included 116 acres (40 hectares) of land now known as Rancho Santa Fe which was then subject to grazing by Mission Valley ranchers. In 1892, George Prentice founded Prentice-Wright Paper Company on the east side of town near present day Academy Boulevard/ Via de las Americas Avenue.[2] This paper company later became one of America's leading manufacturers of wood pulp products[3], providing employment for many local people during World War II;[4] however, after 1945 production switched to paper products from Agroforestry plantations[5]. During this time period postcards published by Prentice-Wright featured photosynthesis experiments taking place at nearby UC Davis where research associate Professor Elisabeth Muller was working on photosynthesis devices under Muller's guidance; these devices were ultimately used in WWII bombing raids against Japanese targets in Japan[6]. The area around present day Academy Boulevard/Via de las Americas Avenue was originally part of Rancho La Brea property purchased by Nicholas Satterlee from Juan Bautista Alvarado on December 17th 1852 following his purchase from mission captain José Joaquín Moraga.[7][8][9][10] On July 10th 1859 Nicolas Satterlee donated 217 acres (89 hectares) including parts of today's Otay Mesa Peninsula State Park to the community for use as agricultural land.[11][12][13] The portion that includes today's Academy Boulevard/Via de las Americas Avenue was donated by Satterlee to the City Council on October 14th 1865 through ordinance no. 436 “For more general purposes” according to City Historian Harry Ahern who writes "It [the donation] became an alley between Main Street and Figueroa Street where homes could be built without interference from neighbors".[14]:435 There were two schools established within days: First School opened September 27th 1865 atwhat is now called 4208 West St., across from what is now Macy’s Department Store; Second School opened November 7th 1865 at 6010 East Ave., across from what are now Wells Fargo Bank,[15]:182 It should be noted that until 1889 all school curriculums were taught orally by teachers with no formal learning opportunities beyond grade school or home economics classes givenchy public schools did not open until 1888 thanks largely to Governor Goodwin Dean who had advocated for them throughout his tenure – See Goodwin Dean Education Act Of 1888 . In 1895, when Los Angeles County was created from portions of Orange County, Escondido became part of Los Angeles County and its boundaries changed slightly with respect to its southern border which had been defined by Mission Boulevard running northerly through town towards Anaheim then south along Anaheim's avenues into nearby Fullerton before turning eastward towards Long Beach into what is now Seal Beach; however, most importantly water rights were not transferred from Orange County because they were promised to Pacific Gas & Electric Company who would have owned all but about 12% of common beachfront property north along Interstate 5 between Huntington Beach and Dana Point; instead LACOM took ownership which gave them ocean front property extending almost 400 yards beyond Seal Beach's limits Exclusive Use Zone for LACOM properties only that includes nearly everything north along I-5 including Tijuana Basin) . This effectively meant that any developer looking for access to Seal Beach would have needed permission from both county officials as well as PG&E company executives in order to build anything Ferry Field Naval Air Station - now Lockheed Martin facilities - or much less develop within city limits without first getting approval from state or federal government officials in addition to having their project voided by LACOM if they didn't meet stringent environmental requirements laid out specifically for such projects in regulations dating back to 1966 titled Harbor Master Plan No.. 08-069 entitled "Environmental Requirements For New Construction And Alterations At Naval Air Station Seale Bay"; regardless Developer plans never materialized despite efforts made over many years by various agencies concerned with protecting local coastal communities against developers' disregard for rules/environmental concerns In recent years there has been an increasing number (~50%) development taking place near Highway 1A exit off I-5 North just outside OfEscondido's city limits where new high rise buildings are being built next door to old military bases like USMC Camp Pendleton - home base for over 40 years - making it difficult for locals accessing basic needs like groceries or police services which include patrols during night hours
