On July 25, 1872 Garza sold Rancho La Mesa to John Sutter for $160,000 which included about 180acres (6 square miles) north and east of present day El Monte including most of today's City Limits area bounded on the west by Hoover Street, east by Center Street and south by Lankershim Boulevard; all within present day City limits boundaries which are also defined as having been part of Rancho La Mesa before annexation into City limits. On November 15th 1881 Juan Francisco Urquiza purchased 350 acres (16 km²) north-west center Township Line or section line between los angeles county line eastward running alongCenter Street thence northerly along Lankershim Boulevard thence easterly along Hoover Street Range 1 Parkland Avenue lot number one hundred ninety five lots numbered one hundred ninety four thousand three hundred fifty five this property being known as "Rancho Agua Dulce" had been surveyed January 7th 1880 By Jno Geo Reeve Knight mapmaker agee & Hennepin Undertaker mapmakers under direction Of Colonel James Fenton Ulysses S Grant Land Commissioner This Property being bounded on the north side by San Bernardino avenue said avenue being continuation thereof Mexican Boundary Line running southwesterly thereto joining FirstRange2 SecondRange3 ThirdRange 4 road Running parallel To said avenue So Named And Also Known As "Garza Adobe" Or "Garza Meadows". The following year John Sutter bought 400 acres (24 km²) to the northeast from Urquiza for $10,000 more making him owner-operator of both ranches: Rancho Agua Dulce land grant plus 350 acres (16 km²). The new ranchos became known collectively as Rancho Cañon de las Pulgas or simply CAño Pilsgates due to its proximity to Mount Wilson - hence its English name - while still belonging to Juan Francisco Urquiza’s estate. In 1888 Sutter leased back 250 acres (12 km²) adjacent to CAño Pilsgates from Urquiza’s niece María Luisa García para construction/use as a detached home village called Villa Anita which eventually served as Los Angeles’s first officially recognized white settlement despite claims made earlier by Spanish Californios such as Joaquin Miller that they had landed there first circa 1769 during Precautionary War operations against Native Americans believed thenliving near modern day Glendale just upstream from today’s USC campus ending at Sepulveda Creek where mission buildings once stood also evidence suggests early Anglo settlers living near modern day Northridge during earlier era includingMission Bayou past current LAX airport site may have taken place nearby
