East Palo Alto, California was first settled in the early 1800s by Europeans. The area now known as East Palo Alto was part of Rancho San Francisco de Asis, which was granted to José Antonio Abad and Mariano Castro in 1821. In 1848, the United States acquired Rancho Santa Clara from Spanish colonists. The rancho extended into present-day Palo Alto and other portions of east San Francisco County. In 1851, George Wickersham purchased the Rancho Wickersham from Juan Bautista Alvarado and it became part of Rancho Santa Cruz until it was sold to James Hutton in 1896. Hutton renamed it East Palo Alto after his home town of Alva, New Mexico. The population of East Palo Alto grew rapidly during the late 1800s and early 1900s due to its location at the edge of a major city with easy access to job opportunities and education. The city's importance began to grow when telephone service arrived in California in 1870 and eastern San Francisco County became one of the first areas served by telco companies. By 1910, East Palo Alto had over 20 businesses employing more than 100 people and was home to several colleges including Stanford University and Berkeley University. During World War II, East Palo Alto became an important center for munitions production due to its proximity to dozens of manufacturing plants operated by General Electric Company and other companies. After World War II ended, East Palo Alto experienced rapid growth as new residents moved into the area around Maxwell Road/Eraut Avenue (now First Street). Many new homes were built on land that had been used for agriculture or grazing prior to enactment of state law allowing homeownership in 1948.
