In 1902, Chico became home to Caltech, one of America's first universities. Many famous people have lived or worked here including:Bob Hope, Clint Eastwood, Charlton Heston, Neil Armstrong and Bill Gates. Over time, Chico has experienced many changes both positive and negative. Some examples include: being destroyed twice by fire (1912-1914 and 1966), being overwhelmed by development (the late 1800s through the 1920s), being hit hard by the Great Depression (1929-1939), experiencing rapid growth following World War II (1945-1950) as well as experiencing gentrification during the 1990s; however, it has managed to remain relatively stable overall despite these upheavals over time.

Over time, other settlers arrived including American-born Manuel Nieto in 1841 and Antonio Vallejo in 1847. Together they founded what is now known as Rancho Cañada de los Libres (Rancho Park). In 1846, Mexican Americans from Northern California began arriving to seek opportunity and independence from Mexico. They were attracted by the opportunities available in this new country such as free land and low cost of living. By 1850, there were more than 2,000 Mexican Americans living in Chico alone. In 1909, when Los Angeles was created from parts of several counties east of Pasadena Road (now Century Boulevard), it included part of Rancho Cañada de los Libres within its boundaries. This area had belonged to Antonito Vallejo since his purchase from José María Cámpora two years earlier; however he never lived there permanently due to health concerns about soil depletion near Railroad tracks running through his property line at that time (Newman v Vallejo 383 U S 526 [1848]). In 1911 after annexing portions of neighboring cities both northward on Ventura Boulevard (now Westlake Boulevard) – across railroad tracks – into City Limits I (Los Angeles County) , Antonito Vallejo's land became part of what is now Downtown Los Angeles . A few years later an agreement was made between Mayor James Irvine and ranchers Harry Heiman & John Laughlin whereby Heiman would lease some 300 acres west side Orchard Avenue for $2 per acre annually until 1925 when it would be purchased outright by Heiman for $5 per acre annual rent plus interest; then it reverted back to City Limits I Control . In 1923 Chavez Bros., developers who had purchased large tracts adjacent to downtown LASAs eastern boundary proposed erecting a high rise office building at Sixth Street/Figueroa Avenue which would have dwarfed any existing buildings downtown at that time but their proposal failed due largely to lack support from Municipal officials despite increased development pressures Downtown during those same years..
