It occupies a elongated valley with rolling hills on either side that can be seen from miles away due to their sheer size. The valley is flanked by two mountain ranges: The Santa Ana Mountains to the north and east and Avila Peak to the west. To the south lies Rancho Nuevo Mexican land used for grazing until around 1900 when it was annexed into Carpinteria proper by developer Alexander Graham Bell who built his estate there called Bell's Hills on what is now Airport Boulevard just north of Interstate 5 (I-5). From this point forward, much development took place within what are now residential neighborhoods such as Northview Drive (former Highway 16), Willowbrook Drive (former Highway 22), Southview Drive (former Highway 101), etc., while undeveloped areas lay beyond these boundaries until recently when they have been taken over by commercial developments such as Hewlett-Packard’s Arroyo Seco Campus adjacent to Interstate 5 at milepost 259 near West Covina High School which also houses offices for ABC media company various other high tech companies etc., etc.]
