In 1917–1918, during World War I, Marana became one of five U.S.-leased sites along the Mexican border where aircraft manufactured by Boeing Company were assembled for use by American forces in support of war efforts. In 1925–1926, when territorial boundaries were redrawn following statehood within Arizona, Marana became part of Hidalgo County; however, it remained an agricultural community until 1959 when two large housing developments were built there: Mesa Colony (now known as Lady Bird Johnson University) and Death Valley Ranch Estates (later known as Covina Gardens). In 1957–1959 local landowner Marvin "Buddy" Shearer developed Covina Gardens which included over 4200 acres (1 km2) of forested land bordered by Mesa Colony on the east and Death Valley Ranch Estates on the west—the largest single 0% privately held piece of municipal real estate in Phoenix at that time—making it one of only a few places in Phoenix where developers could build large tracts without zoning permission or special permits [see also: Midtown Phoenix]. After Shearer's death in 1978 his son Jay Shearer took control but sold most or all aspects of Covina Gardens to developers beginning around 1990s culminating with its incorporation intozona City Limits Property Ownership Plan District No.. 5 whose centerpiece is now Mesa Colony Park adjacent to Lady Bird Johnson University campus; Regent Street has long been designated as arterial street leading north-south through Covina Gardens across Mesa Colony Park thence into Tempe Village]
