In 1916, after years of planning and fundraising by Hutchins' friends and family, Gila River Station opened as America's first permanent Anglo-Hispanic commercial center when goods brought by stagecoaches arrived daily from Tucson. The community grew rapidly with new businesses opening up along the railroad line – including a sawmill, bakery, hotel, grocery store and post office – until World War II destroyed most of these structures. However, by the late 1980s Avondale had begun experiencing rapid decline due largelyto various factors including rising property values outside of Harborside Park and competition from newgentrified neighborhoods within walking distance of downtown.
