The 20-mile (32 km) long freeway that runs through Birmingham connecting various neighborhoods with Interstate 5 brought rapid growth to downtown during this time period; however, much of this growth took place outside of Downtown areas due to zoning changes that limited building heights and density within certain parts of town. The early 21st century saw significant redevelopment take place around One Alabama Center including mixed-use projects such as Sparkman Place and Renaissance Square which have helped increase retail density while maintaining some historical buildings within Downtown boundaries. Additionally, new office developments have sprung up throughout Birmingham with several high-rise towers being completed over recent years including One Fine Day Tower and New York Times Building among others. Some old industrial sites have also seen renewed use such as Hoover Dam National Historical Park which opened its doors to visitors in 2017 following a decades-long renovation project
