By 1900 there were over 1,500 people living here with 400 businesses including three banks; two insurance companies; 12 churches; five schools; two hospitals; four restaurants - one called "the world's first steak house" - six stores - all around 100 miles (160 kilometers) of mail lines - telephone service available right outside town - electricity available right outside town – it really looked like little more than an agricultural outpost but things were about to change when World War I came around In 1915 local merchant Hiram Peebles organized a group that purchased 815 acres (291 hectares) south of town from Jesse Newell for $10 per acre ($2 million today). This area would become known as Peebles Park which still contains residences dating back to 1919 while also serving as an open space for public use today .
